Conservatory roof replacement cost: guide prices for 2026

A Warmlid panel roof starts at £3,000 for a small conservatory, £4,000 for a medium one and £5,000 for a large one, fitted, before any extras. That is the honest starting point for conservatory roof replacement cost. Shape adds a little on top, because hips and bays mean more cuts and more trims. Once a free survey is done, you receive one fixed written price, and nothing is paid before that survey.

Every figure on this page is a guide. The tables below show how the sums work, so you can place your own room before anyone visits.

Prices by size

Size is the biggest single factor. We group rooms by floor area because that is the number most people know, or can pace out with a tape. A 75 mm insulated roof is priced on the roof area above it, which grows with the pitch, but floor area is a close enough guide at this stage.

Panel roof guide prices by room size, fitted, before extras
Size Floor area For example From
Small up to 12 m² a lean-to about 3 m square £3,000
Medium 12 to 25 m² a 4 m by 3.5 m Edwardian £4,000
Large over 25 m² a 6 m wide P-shape £5,000

Prices by shape and size

A lean-to is one sloping plane, the simplest roof there is. An Edwardian adds two hips, a Victorian adds a faceted bay, a gable end brings an upright front triangle and a P-shape joins two roofs into one. Each step means more cutting, more joints and more trim. Starting points per shape, rounded to the nearest £50, look like this. Each shape has its own page under roof shapes we replace.

Guide starting prices by shape and size, fitted, before extras
Shape Small Medium Large
Lean-to £3,000 £4,000 £5,000
Edwardian £3,150 £4,200 £5,250
Victorian £3,300 £4,400 £5,500
Gable end £3,350 £4,500 £5,600
P-shape £3,550 £4,700 £5,900

What every price includes

The guide figure is the whole roof job, not a kit price with labour added later. The panel underside is a smooth white finished ceiling, so there is no plastering, painting or boarding to pay for afterwards. You can read the hour by hour plan on the fitting day page.

Included as standard

  1. Free surveyWe measure up, look over the frame and talk through finishes, with nothing to pay.
  2. Old roof removedSheets or glass units come out and are taken away, recycled where possible.
  3. Panels and trimsThe 75 mm panels, ridge, edge trims, seals and caps, in the colour you choose.
  4. Clean finish insideThe underside of each panel is the ceiling, white and ready to use.
  5. 10 year guaranteeAn insurance backed guarantee on the roof, explained on the aftercare page.

Extras you might add

Some things are choices rather than necessities, so they sit outside the guide price and appear as separate lines on your quote:

  • Roof lights. A glazed panel set into the roof to keep a patch of sky. Most rooms need one or none.
  • LED spotlights. Slim lights fitted into the panels, wired during the job so no cables show.
  • New gutters or fascia. Often the old ones are fine. Where they are cracked or sagging, it is cheaper to swap them while the roof is open.

Colour is covered on our roof colours and finishes page. Notably absent: interior plastering. A panel ceiling is already finished, which is one reason a panel roof costs so much less than a heavier solid conversion.

What pushes a price up or down

Two rooms with the same floor area can still land a few hundred pounds apart. The usual reasons:

  • Roof area and pitch. A steep roof has more surface than its floor suggests.
  • Number of facets. Every hip, bay segment and valley adds cuts and trim.
  • Access. A roof reached across a flat garden is quicker than one behind a narrow side passage or over a lower roof.
  • Frame condition. Small repairs found at survey are priced openly before you agree.
  • Extras. Roof lights, spotlights and gutter swaps.

What rarely moves it: the old roof material. Polycarbonate and glass both come off in a morning.

Will the roof pay its way?

Not on the heating bill alone, and we would rather say so than dress it up. Our model shows the panel roof cutting the energy to hold 19°C in waking hours by about 15%, which is roughly £65 a year on electric heat at 26.32p per kWh. At that pace the saving alone would need several decades to cover the bill.

The real return is the room. Under polycarbonate our model room is too warm for 1,320 waking hours a year; under panels, 317. Add winter, and there are about 1,003 more waking hours a year when you can actually sit in it. Price that against a house extension and the sums look very different. The conservatory temperature calculator shows the change for your town.

Questions people ask

Do I pay anything before the survey?

No. There is no charge for the survey and no deposit before it. You only commit once you have the fixed written price and are happy with it.

Can I get a fixed price without a survey?

The tables give a fair guide, but the fixed figure needs someone to see the frame, the access and the gutters. That is why the survey comes first and costs nothing.

A Victorian and a lean-to share a floor area, so why the gap in price?

A Victorian has several faceted sections meeting at a hub, each needing its own cut panels and trims. That extra work adds about a tenth to the price.

Will the price change after the survey?

The written price after the survey is fixed. It only changes if you ask for something extra, such as a roof light.
